Many of our listings sell within the first couple of days of the listing because we have pre-qualified buyers waiting and ready to buy. Besides the "networking" strategy, the most effective other strategies include targeted online marketing and broker open houses.
Over 45% of buyers make their purchase decisions online. We market your home all over the Internet with the below-mentioned online partners. For example, your home is posted on Craigslist.com and Backpage.com once or twice a week. Our strategy is to also get real estate searchers to fill out a "request for more information" which gives us their name, address, phone # and email address. We aggressively follow-up with these leads and we can an average of 3 to 5 leads a day.
Our studies and experience show that "open houses" do not provide many buyers. They are usually just opportunities for realtors to network with prospective new clients. However, broker open houses (inviting the top 5 to 10 agents in your price range and area) are very effective because top agents have 3 to 5 pre-qualified buyers ready to purchase in a certain price range.
If your home does not sell within 10 - 14 days, we start aggressively sending postcard mailers to a researched target market (usually with a price drop announcement). We also do a power email to all realtors announcing a drop in price. These listings are also placed into the Real Estate Book. A flyer on your home is also emailed to our network of $21,000,000 in cash buyers.
